From first glance it would seem as though the market is still continuing to move forward at full steam. In fact, after much research, it would be the same assessment.
Despite interruptions such as rain, winter, school holidays, long-weekends and the Federal Election (which could alter the market significantly) and the quiet changes to policy around foreign buyers, the market has continued at a steady pace.
Last year, in what was supposed to be the tail end of the peak market and touted as the ‘bubble’ popping has been the wind behind the markets sails, and given us momentum into 2016.
There is however, a trend of vendors not willing to disclose sale prices, as you will see below, across the four main postcodes of the Upper North Shore – my research extends into Normanhurst, Hornsby, Berowra etc.
I think this is indicative of vendors following the growth charts and forecasting their own homes growth based on where perceived value was i.e;
2014 my home was worth $100 and the market has gone up 40% so I should put $40 on top of this price, which is now $140.
When it comes time to sell, and this price isn’t achieved, there may be a sense of embarrassment or disappointment, therefor nondisclosure.
As agents, this is what we thought would topple the market, but it would seem that independent research by most vendors and buyers always reveals the truth about the market, and the level of buyers is compensating for the potential ripples we may have seen.
